Shanks & Associates provides loan fulfillment services for both Fannie Mae lenders and Hard Money lenders.

A la carte

All services provided by Shanks & Associates are available on an à la carte basis, enabling lenders to engage the firm for individual services or a full-service package tailored to their transaction needs.

Draft initial disclosures

Shanks & Associates prepares and sends the Loan Estimate and other applicable initial disclosures for consumer loan transactions on behalf of the lender, based on loan terms and application information provided by the lender.

Draft initial and final CD

Shanks & Associates prepares both the Initial Closing Disclosure and the final Closing Disclosure for every loan file, preparing each disclosure in accordance with applicable TRID timing and content requirements based on the loan data and instructions provided by the lender.

Balance CD with Title Company

Shanks & Associates coordinates with the title company on behalf of the lender to balance the Closing Disclosure against title and settlement figures, and submits requests to the title company for endorsements identified as applicable to the transaction.

Draft loan documents

Shanks & Associates provides nationwide residential and commercial closing document packages for all loan programs. Shanks & Associates, P.C. performs a third-person quality control review of each loan document package prior to closing to confirm internal consistency of loan terms, names, and dates across the prepared documents.

MERS

Shanks & Associates handles registration and transfer of loans on the Mortgage Electronic Registration Systems, Inc. (MERS®) platform on behalf of the lender for each applicable transaction.

Wire

Shanks & Associates orders the wire transfer of loan proceeds from the lender's warehouse lender to the title company on behalf of the lender for each transaction.

Executed Closing Package

Shanks & Associates reviews the executed loan closing package on behalf of the lender to confirm that all required loan documents have been properly executed and notarized by the borrower.

Shipping

Shanks & Associates prepares and ships the completed loan closing package to the lender's investor on behalf of the lender, ensuring the package includes all documents required for delivery.

Post-Closing

Shanks & Associates monitors Lender’s loans under purchase review.

Purchase Advice

Shanks & Associates obtains and uploads purchase advice to Lender’s warehouse lender.
